Wish us luck

Poor old Geordie's array...
We've been considering moving for a while. Given we're mortgage free at a young age I was skeptical but I've got more into the idea of a bigger place / investment.

An older friend who has a great house but is looking to downsize is coming to view our place in the next hour or two.

She's already got hers on the market but hopefully she likes ours (she viewed our neighbours last year and liked it) and we can sort out a convenient swap type deal.

She likes it but I think it may be a bit too much house for what she's looking but we'll see.

I'm good friends with her daughter so I think they might come for a second look this week.

The best of luck finding a great new home regardless of the process. It can be a slog at times.

We sold our CA condo, bought one in the Midwest, and have been living off the remainder ever since. I realistically have another 2 years at least before we have to touch our nest egg. Bigger is not always better. Real estate IS a killer investment, but it's killing the ability of Millennials here to move ahead...

I've no idea what all the generation chat is but after a quick google it turns out they were (by a smidge!), Millennials. :embarrassed:

My gut feeling from the walk round is that the nice little swap I had in my head with really flexible moving dates and not having to deal with estate agents or other potential buyers isn't going to happen but I stand to be corrected.

I was gigging tonight so not had a proper chance to chat with Mrs JBJ yet. She is very up for putting a fair offer in on her house regardless of whether she's into ours or not. I'm not as hung ho but having a quick look on Zoopla at similar priced sales in the last year it would be silly not to. She can only say no.

If it doesn't happen with the swap and so on...there's always this to ponder:

Now, there have been people talking about a crash for quite some time, in fact years, but it does make one wonder at times. Rhetorically, nothing goes up forever, does it?

Still, best of luck to this unfolding in a manner which works great for you.

I'm quite aware that the market is looking like going down here but at this point we're going to make really good £ on this place so it's a bit of taking with one hand to give to the other, we're in quite a unique position but it's probably as fortuitous time for us to make as it's ever been in the decade we've been here.

I might have pre-empted my pessimism about her interest. She's just sent me a text with a couple of in-depth actual liveability of the place questions so she's obviously mulling it over. I've said she can come back round with her kids for another look whenever she wants.

I think either way we're going to offer her the home report value this week, she is a friend so we're not going to low ball, and hope that no one else has put a note of interest in at which point it turns into a blind auction on a closing date.

Bumped into her neighbour there who we also know. Good guy. I asked him if he can see into the garden because I like to hot tub in the nip :embarrassed:

She came back with her daughter who we're both good friends with and her son's.

Sons were largely indifferent but her daughter was really positive and I think she'll go to bat for us.

She's not had any word of our offer so there's some snide stuff going on between our solicitor and her estate agent, which I assume is her estate agents doing but I've shown her proof we're formally interested and will investigate tomorrow.

I have to recaulk some window sills and a bathroom door then we're as set as we're going to be for having our place valued tomorrow. :thu:

Solicitor and estate agent.... British people shore do talk funny...
