NPD New Pizzaria Day?

After about 20 years in the corporate field - and currently out of a job I'm having thoughts about what I still want to do when I grow up.

I'm seriously thinking about buying this place that is located by me. It's currently a Pizzaria (and there are lots for sale by me ) but I wouldn't run this as another pizza place - I'm thinking of converting it to a hot dog establishment. More of a take out type of place with some general seating.

I would probably sell these as they are the pizza ovens that wouldn't be needed.

My hesitation is I wouldn't own the land. At the current time the only thing for sale is the "pizza business". I've been talking to the business owner and I've just tracked down the property owner who I will be talking to this Friday.

Turns out, the property owner is a guy who once gave me a lot of shit 'cuz I didn't pick his kid for the "A" baseball team a few years ago :facepalm:

I'm not sure I want that guy as a landlord with the ability to squeeze my sack anytime he likes. I'm hoping he might be interested in selling the lot.

Nothing wrong with it as a pizzaria. There are LOTS of pizzaria's around the area and probably about 5 within 10 miles that are for sale.

There are NO hotdog stands around. I can think of 2 - one north that has been in business since 1941 (and the dogs aren't that great) that is about 10 miles away and another, about 10 miles away near a pedestrian footbridge with no parking.
 
i dunno. i guess i'd rather smell like pizza than smell like hot dogs. but, i see your point about competition.
 
dude.... you need selection and not just hot dogs ... thats a great idea but don't get cheap dogs get some real shit that will make you proud to be selling hot dogs that are made from MEAT and not just cancer dogs...

as a lover of these type of places keep the pizza oven and also have hamburgers if it is possible.... fries too and if you know how to poutine that shit advertise it and you'll be in the money...
sausages is a bonus too and probably a few other things could be thought of but the cloud of alcohol is fogging up my brain at this moment and you just got pretty much all you can get out of me right now

Yeah - that's the catch at this point....... If he isn't willing to sell the property my gut is telling me to walk away.

the other scenario is that you buy the business and he sells the property. not ideal either.

yup - And I can be out of a business in 6 months. That wouldn't be ideal.


I have an existing property that I own, where my wife runs a salon business. She literally pays me rent. It goes from her pocket to mine (we set it up this way for tax reasons). When I was looking back then, I told myself that the only way I would run a business is if I owned the property (mostly based on this area and demographic reasons). I've seen lots of renters come and go with their business ideas.

I'm pretty sure that this will be a deal breaker if I can't get the guy to sell me the land.
 
On the plus side. I would pwn Baimun on chicking wings with the deep fryers that come with it :embarrassed:
 
I'm not sure what kind of advice to give you. I lease in what is essentially a strip mall with a large commercial landlord. The personal component in this situation is not a good thing.

I also don't know about buying or starting a business in this economy. I'm already there so I just have to get through it but I'm not sure I'd invest in something until there is a real solid recovery going on. I have one family member who just lost their business and house at the same time and another one who is contemplating buying a business (kind of in your shoes jobwise).

Restaurants are also a very hard business. Especially if you haven't run one before. I've managed a couple of Pizza places out here while I was in college and it was kind of brutal. And when new owners come in who don't have food service experience and start making big changes right off the bat things go south quickly.
