Sorry guys...I had to go do the home inspection thing and then watch my home purchase probably fall apart because the seller is a dumbass.... >:(

There's something that they need to repair or replace and they are trying to put it on us...something major that will keep us from getting our loan on the property in the first place.

The guy just doesn't understand that we are probably the last people who are going to offer this much and the next people will offer less and they'll still need to make the repairs and they'll have lost that much more money.

They have until Monday to figure it out but I'll be spending the afternoon house shopping online just in case. >:( >:( >:( >:( >:(

I did hear, however on the news today that they expected the bump in rates to be temporary, and should drop a bit again soon, so maybe it works in your favor. but who knows, right now everyone is trying to read the crystal ball.

Anyhow, i hope it works out for the best, one way or the other. :'(

Thats OK...its not the end of the world, just frustrating. I knew it would be challenging going in but this one suckered me because it seemed so easy right off the bat.

We'll probably find another house cheaper just because of how things are going but I need to do it while i am still preapproved...I don't have much faith that the banks will very forthcoming with new loans next year...

Have them add it to the contract as a concession. I'm not sure of Cali real estate laws but in Ny you can do that.

Its a short sale and we are allegedly maxing out how far down the bank will go. I'm willing to replace quite a bit of stuff on my own but this one thing is a deal breaker and will cause us to fail the FHA AND city inspections.

They asked us to do a super fast escrow and then took 7 out of 20 days just getting the utilities turned on for the inspection. Then the seller agreed to a home warranty policy on our offer and is now saying that he won't pay for it.

The thing he needs to realize is that we don't have to buy or move at any time, but he's the one with the monkey on his back with the bank...and prices are still going down...the next offer will be for less than ours if he blow this one...

Its this strange radiant heat thing from the 1950's...probably the only thing I don't like about the house...its in the floor in the center of the house and then there is an electric wall heater in the kitchen...they probably don't even have parts for the thing anymore...

Thanks...it will all work out..this is an "elective" move and not a necessary one so we can take our time if we have to...although I hope to have it done before my wife is off maternity leave, though :)
